If you're responsible for a gate at a business, a car park, a private road or an apartment development, you have a legal duty to keep it maintained and safe. A maintenance contract takes that off your plate: the gate gets serviced on schedule, problems are caught early, and you have the paperwork to show you've done what's needed.

Who it's for

  • businesses, yards and industrial units
  • offices and business parks
  • apartment developments and management companies
  • schools, churches and community buildings
  • farms and rural businesses
  • landlords with gated properties

Your legal duties

Gates at workplaces and shared sites come under the Health and Safety at Work (Northern Ireland) Order 1978 and the NI workplace regulations, enforced by HSENI. In short, whoever controls the site must make sure the gate is maintained in a safe condition and in good working order. A planned maintenance programme with written records is the practical way to do that. See gate safety and the law.

What's included

  • Scheduled services – typically every six months, or every three months for very busy gates
  • Full safety checks and force testing to BS EN 12453 at each visit
  • Written service records you can keep on file and show your insurer or HSENI if asked
  • Clear pricing for any repairs, agreed before work is done
  • One point of contact – me

The exact contract is put together around your gates and how much they're used.

Which gates?

All the major brands – swing, sliding, hydraulic and barrier systems – whoever installed them. If your gate has gaps in its safety devices, I'll tell you and give you a price to bring it up to standard.

Questions people ask me

How often should a commercial gate be serviced?

Usually every six months, and more often for very busy gates. It depends on how much the gate is used.

Do you provide service records?

Yes – a written record after every visit, including force test results.

Can you take over a contract from another company?

Yes. I'll start with a full inspection so we know where things stand.
