Sometimes you need to know exactly what condition a gate is in, and whether it's safe – before you buy a house, take over a site, or decide whether to repair or replace. That's what a gate inspection and report is for.
Who it's for
- House buyers – moving into a property with electric gates and no paperwork
- Landlords and letting agents – checking gates at rental properties
- Management companies – taking on a development's gates
- Businesses – taking over premises with existing gates
- Owners – wanting an honest second opinion before spending money
What I inspect
- Safety – what safety devices are fitted, whether they work, and whether more are needed; closing forces measured against BS EN 12453
- Compliance – is there CE marking, a Declaration of Conformity and manuals?
- Condition – motors, control board, hinges, posts, gates, tracks and cabling
- Electrics – the supply, isolation and the condition of the control box (as far as can be seen without dismantling)
- Access control – remotes, keypads, intercoms and app control
- Make, model and age – and whether parts are still available
What's in the report
- a clear summary: safe or not, and why
- what I found, with photos
- the force test results
- what needs doing, in order of priority, with prices
- an honest view on repair, upgrade or replace
For house buyers
If you're buying a house with electric gates, it's worth having them checked. Gates can be expensive to put right, and a gate that's unsafe or near the end of its life is something you want to know about before you sign. You'll also want the remotes, codes, manuals and any service history from the seller.

Yes – that's usually what an inspection is for.
Will the report say whether the gate is safe?
Yes, clearly, with the reasons and what would make it safe.
Can you fix what you find?
Yes, if you'd like me to – I'll give you a price in the report.
